This is a worked example, not a report on a named client. It covers a typical joinery tenant vacating a 650 m2 trade unit (550 m2 slab, 100 m2 mezzanine office and amenities) in the Brookvale NSW 2100 industrial precinct, minutes from Dee Why — the scope, the sequence and what gets handed to the agent. The situation these units present

Years of joinery work leave a unit coated: fine timber dust on every beam, ledge and light fitting, resin and glue spotting on the slab, forklift tyre marks at the roller door, and a mezzanine office nobody has detailed since fit-out. Make-good clauses on these estates typically require return to "broom-clean plus original condition, fair wear excepted", and estate agents inspect with a torch.   • Day one, top down: high dusting of beams, purlins, lights and racking bolt-plates with HEPA-filtered vacuums before any floor work

  • Day two: slab auto-scrubbed twice — degreaser pass, then rinse pass; resin spots hand-scraped, tyre marks treated
  • Mezzanine office: carpet extraction, internal glass, kitchenette degrease, bathroom descale and disinfection with TGA-approved product
  • Photographic completion report keyed to the agent's checklist, delivered same day

What the tenant gets in writing

A fixed itemised quote before any work starts, built against the agent's own make-good checklist rather than a generic commercial clean, and invoiced at the quote. A job of this size runs roughly 38 crew-hours in the one-off rate band of $40 to $50 per hour. On completion the tenant receives a photographic report keyed line by line to that checklist, so the handover conversation is evidence-led. Cleaners are police-checked and directly employed, and $20 million public liability cover applies with the certificate of currency supplied on request. We do not guarantee a bond release — that is the agent's determination.
